Return & Refund Policy

At Il Futuro Properties, our offerings may include vacation rental bookings, consulting services, and select digital or physical products. Because these categories work differently, the applicable refund or return terms depend on what was purchased.

1. Vacation Rental Bookings

Vacation rental reservations are processed and managed through third-party booking platforms such as Airbnb, Lodgify, Booking.com, Peerspace, and similar platforms.

All cancellations, returns, refunds, date changes, and booking disputes for rental stays are subject to the terms, policies, and procedures of the platform through which the reservation was made. Guests should refer to the cancellation and refund policy shown at the time of booking on the applicable platform.

Il Futuro Properties does not override or replace the refund policies of those third-party booking platforms.

2. Consulting and Design Services

Our consulting and experience design services are customized to each host, property, market, and project. Because of the strategic and creative nature of this work, we do not guarantee any specific financial outcome, occupancy level, revenue increase, booking volume, or investment result.

Short-term rental performance can be affected by many factors outside of our control, including but not limited to location, competition, market conditions, seasonality, platform algorithms, guest reviews, pricing strategy, management execution, construction quality, vendor performance, budget limitations, and owner implementation.

That said, we aim to work in good faith.

If we determine we are not the right fit

If, after learning more about a project, we believe we cannot honestly provide meaningful value or are unlikely to meet a client’s expectations, we reserve the right to decline or discontinue the engagement in good faith. In those cases, we may issue a refund for any unused portion of payments already made.

If a client chooses to withdraw

Clients are not locked into continuing a consulting engagement if they decide they no longer wish to move forward. If a client withdraws from working with us, we will refund any prepaid portion of fees for services not yet performed.

Work already completed

Refunds are not available for work that has already been completed, delivered, presented, researched, designed, reviewed, or otherwise substantially performed. This includes time spent on discovery, strategy, planning, analysis, concept development, design direction, branding work, feedback rounds, sourcing, documentation, and related advisory services.

However, if there is a concern with work already delivered, we are happy to review it and, within reason, attempt to make it right.

3. Digital Products, Downloads, or Custom Deliverables

If we offer downloadable resources, templates, guides, custom deliverables, or other digital products, those items are generally non-returnable and non-refundable once delivered or accessed, unless otherwise stated in writing.

Because these products are intangible and may be immediately usable upon delivery, we do not typically offer returns after access has been granted.

4. Physical Products

If physical goods are ever sold through our website, return eligibility will be stated on the applicable product page. Unless otherwise noted, custom, made-to-order, personalized, final sale, clearance, and gift card purchases are non-returnable and non-refundable.

If a return is approved for an eligible physical item, the item must be unused, in its original condition, and returned with any original packaging where applicable.

5. Damaged, Incorrect, or Defective Items

If you receive a physical item that is damaged, defective, or incorrect, please contact us promptly at contact@ilfuturoproperties.com so we can review the issue and determine an appropriate resolution.

7. Refund Timing

If a refund is approved, it will generally be issued to the original payment method within a reasonable timeframe. Processing times may vary depending on the payment provider or financial institution.

We may update this Return & Refund Policy from time to time to reflect changes in our business, services, or legal requirements. The most current version will always be posted on our website.
